Word to the wise: If Octavia Spencer ever ask you to party in her basement, just decline the offer -- no matter how tempting it may be.

In the upcoming Blumhouse horror movie "MA," the Oscar-winning actress reunites with "The Help" director Tate Taylor to play a lonely middle-aged woman who becomes dangerously obsessed with a group of local high schoolers.

"Hey, do you guys want to party like rock stars?" Spencer asks the teens in the film's new international trailer, watch it above.

She then offers up her basement to be their secret party room. "You're free to do whatever you want down here, but nobody goes upstairs ... Welcome to Ma's!"

But what happens when you tell a teenager not to do something, they immediately go behind your back. Naturally, the teens break Ma's one house rule. They go upstairs, and they look through her things. They then realize she is an obsessed psychopath who might be pursuing a personal vendetta against the kids' parents. Worse yet, it might be too late to stop her from becoming a homicidal maniac.

In addition to Spencer, the film also stars Diana Silvers (Glass), McKaley Miller (Scream Queens), and Corey Fogelmanis (Girl Meets World), with Juliette Lewis (Natural Born Killers) and Luke Evans (Beauty and the Beast) playing the concerned parents.

"MA" is hitting theaters May 31st.

Oscar-winner Octavia Spencer stars as Sue Ann, a loner who keeps to herself in her quiet Ohio town. One day, she is asked by Maggie, a new teenager in town (Diana Silvers), to buy some booze for her and her friends, and Sue Ann sees the chance to make some unsuspecting, if younger, friends of her own.

She offers the kids the chance to avoid drinking and driving by hanging out in the basement of her home. But there are some house rules: One of the kids has to stay sober. Don't curse. Never go upstairs. And call her "Ma."

But as Ma's hospitality starts to curdle into obsession, what began as a teenage dream turns into a terrorizing nightmare, and Ma's place goes from the best place in town to the worst place on earth.
